The Green Building concept, or what is called the concept of developing environmentally friendly and energy efficient buildings, emphasizes increasing the efficiency of water and energy use which can reduce the impact of buildings on the environment and human health (GBCI, 2013).
Green Building is an assessment system that is used as a tool for building industry players, for entrepreneurs, architects, electrical mechanical technicians, interior designers, building technicians, landscape architects, and other actors in implementing best practices and achieving measurable standards that can be understood by the public. general. Apart from that, this assessment system is a form of effort to bridge environmentally friendly concepts and sustainability principles with existing practices. What is to be achieved in implementing green building is the realization of a green or environmentally friendly building concept from the planning, implementation, to operation and maintenance.
Greenship or rating system is an assessment tool to assess the ranking of buildings regarding the achievement of environmentally friendly building concepts, whether in the form of new building designs, built buildings and reorganized built buildings. The rating system contains categories, criteria and benchmarks (GBCI, 2013).
- The category is the most relevant to Indonesia’s conditions in realizing environmentally friendly buildings. There are 6 categories, namely (GBCI. 2013):
- Appropriate Land Use (Appropriate Site Development-ASD).
- Energy Efficiency and Conservation (Energy Efficiency and ConservationEEC).
- Water Conservation (WAC)
- Material Resources and Cycle (MRC)
- Indoor Health and Comfort (Indoor Health and ComfortIHC)
- Building Environmental Management (Bangt and Management-BEM)
- Criteria are targets that are considered significant in implementing environmentally friendly practices. There are two types of Greenship assessment tools, namely (GBCI, 2013):
a. Prerequisite criteria
Prerequisite criteria are criteria that exist in each category and must be met before further assessment is carried out based on credit criteria. Prerequisite criteria represent minimum standards for sustainable buildings. If one of the prerequisites is not met, then the credit criteria in all categories cannot be assessed. These prerequisite criteria do not have a value like credit criteria.
b. Kriteria kredit
Credit criteria are criteria that exist in each category and do not have to be met. Fulfillment of these criteria is of course adjusted to the capabilities of the house. If these criteria are met, the house in question gets a value and if it is not met, the house in question will not get a value.
- Benchmarks are parameters that determine the success of implementing environmentally friendly practices. Each criterion consists of several benchmarks and each benchmark has a value.
With this assessment tool, there will be a transformation in the building industry so that environmentally friendly practices can be implemented in Indonesia. The assessment criteria are not a new discovery but rather a collection and grouping of best practices in the building industry which were later identified by GBCI (GBCI, 2013).
Basis for Preparing GBCI (GBCI. 2013)
The basis for preparing the GBC in preparing the GBCI assessment tool, there are basics that become a reference, namely as follows:
- Simple (simple).
- Can and easy to implement (applicable).
- Technology is available (available).
- Use assessment criteria wherever possible based on local standards such as the 1945 Constitution, Government Regulations, Presidential Decrees, Dacrah Regulations, Ministerial Regulations. Ministerial Decree, and Indonesian National Standards.
- Investment costs are relatively low (low investment).
This assessment tool also functions as a learning medium for the building industry in Indonesia. From time to time, building industry players are expected to have increasing capabilities in realizing or supporting the realization of environmentally friendly buildings according to GBCI standards.
